ILM Real Estate Group acts as Master Developer or Co-Developer across complex real estate, tourism, and mixed-use regeneration projects, working in bespoke partnerships with planning authorities, landowners, asset holders, operators, and capital partners.
In this role, ILM sits at the centre of the development ecosystem — structuring, de-risking, and orchestrating projects from early-stage conception through to delivery and exit planning. We align land, planning, capital, brand and operational strategy into a single, investable development framework.
Our development planning role
ILM typically leads a comprehensive development planning process encompassing:
Development vision, concept, programming, appraisal, and master planning
Planning strategy, entitlement, and regulatory coordination
Project structuring, SPVs, and governance frameworks
Capital packaging, investor readiness, and capital procurement
Operator, brand, and strategic partner alignment
Phased delivery, value engineering, and asset management oversight
Our Master Developer model is flexible and partnership-led in both philosophy and practice. ILM may be remunerated through a combination of development management fees, performance-linked fees, equity participation, and long-term asset management roles — ensuring strong alignment with both landowners and investors.
